Understanding that every borrower’s financial situation and credit is unique, we evaluate each transaction on a case by case basis.  We don’t use a loan matrix but rather focus our underwriting on the equity in the proposed real estate collateral.  Our streamlined process results in timely and efficient closings, generally within 5-10 days.

If you are a mortgage or real estate broker or agent, we understand the obstacles that challenge the industry, and the time and dedication it takes to build a strong, repeat client base.  Our reputation for responsive and timely communication is well-established as we pride ourselves in letting inquiring brokers and agents know immediately if their transaction is one we can fund and close within days, not weeks or months.  Once closed, we protect payment of broker origination fees directly out of escrow.

If you are a trust deed investor, you can be assured our due diligence process is meticulous and thorough, with the safety of your investment our primary concern.  All of our trust deed investment opportunities are secured by real estate with strong equity cushions and borrowers with the ability to repay our loan.  Our fiduciary duty to both borrower and investor is to put together transactions that are fair, realistic and make sense for all parties as it is our belief that if a loan doesn’t work for the borrower, it is not a good investment for the investor.
